Market Appraisal/Property Valuation

Moving home is one of the biggest events that take place in life and can feel daunting, so we ensure that our free appraisals and valuations are personal to each client. We make sure we fully understand the reasons and emotions behind your move, often resulting in a few phone calls and and a consultation for us to pop over to carry out a free valuation and give you our thoughts on the marketing and value of your home.

We are well-versed and able to impart detailed advice on how to maximise the value to achieve the best price, whether that be regarding presentation or home improvements.

Our meeting is followed up in writing along with evidence to why we have advised the price we have come to.

This can happen before the marketing materials are produced, helping to create someanticipation while we work behind the scenes with the particulars.

IMPORTANT – we do not tie our clients into long term contracts like most other estate agents. Our clients have the freedom to walk away at any point during the journey. Viewings Process

The viewings of your home will be conducted by the agent you instructed to sell your property. We believe that in order to effectively sell a home you must know the home, as well as the area, since it is the lifestyle your home has to offer that we want buyers to embrace.

We provide real-time feedback after a viewing is conducted, by phone calls, WhatsApp group chats and text messaging, plus email.

We will then follow up with the prospective buyers later that same day or the day after, making sure to gather as much information as possible to communicate back to you.

We are available 7 days a week and are available for viewings outside of normal hours, maximising the buyer opportunities in our busy lives.

Offers/Sold STC

Our aim is to produce several offers with one core focus; to achieve the best price with the best buyer.

Each member of our term are expert negotiators with years of experience in successful outcomes. Every buyer is financially checked, along with any chain situations, making sure any potential issues or delays are highlighted and dealt with prior to the legal process starting.

 

Progressing The Sale

After an offer has been accepted on your home and it is in the hands of the solicitors, we make sure all parties are in regular communication to support a smooth sales process.

We will speak to all parties involved including mortgage advisors and fellow agents. Constant communication is paramount to anticipate any problems before they arise, whilst doing all we can to reduce the overall sales time. We have endless experience in managing the progression of sales and are able to draw on our expertise at any point. We are always a phone call away to alleviate and manage any concerns you may have.

Exchange & Completion

It is an exciting and rewarding moment when the exchange of contracts takes place, and when the completion day is set, we remain on hand to support with arrangements and get ready for the receiving of the all-important keys!
